Air Handling Units: What They Do and Why They Need Cleaning

If ductwork is a building's circulation, the AHU is its heart, conditioning almost every breath occupants take. Here is what it does, why it gets dirty, and why cleaning it matters.

If ductwork is the circulatory system of a building, the air handling unit is its heart. Tucked away in a plant room or on a roof, this large metal box is where outside air and returning air are drawn in, cleaned, warmed or cooled and pushed back out to the rooms. Almost every breath of conditioned air in a commercial building passes through it, which is precisely why the state it is kept in matters so much.

The heart of the system

An air handling unit, or AHU, is the central component of a mechanical ventilation system, and its job is to take raw air and turn it into the conditioned supply that occupants actually receive. Air enters through dampers that set the mix of fresh and recirculated air, passes through filters that strip out dust and particulates, crosses heating or cooling coils that bring it to temperature, and is driven onward by a fan into the supply ductwork. Along the way it may be humidified or dehumidified, and modern units often include heat recovery to reclaim energy from the outgoing air. Everything downstream, every diffuser, every room, depends on what this one box delivers.

Why it gets dirty

Where contamination collects

An AHU is, by design, a place where the whole building's air slows down and passes over surfaces, which makes it a natural collection point for contamination. Dust and debris carried in the airstream settle on filters, coils and internal surfaces. The cooling coil, where warm air meets a cold surface, produces condensation that drips into a drain pan, and any spot that stays damp, the coil, the pan, wet filters, becomes a candidate for microbial and mould growth. Filters load up over time, and if they are not changed they can eventually collapse under the fan's pressure, dumping their captured dirt straight into the downstream ductwork. A neglected AHU does not stay neutral; it slowly turns into a source of exactly the contaminants it exists to remove.

The performance cost tracks the hygiene cost. Dirty filters and fouled coils increase the resistance the fan must overcome, so the unit works harder and uses more energy to move less air, and heat-transfer at a grimy coil falls, undermining the heating and cooling the AHU is there to provide. A clogged condensate drain can overflow and cause water damage. So an AHU left uncleaned delivers a double penalty: worse air quality for occupants and worse efficiency for the operator, both getting quietly steeper the longer it is left.

Because the AHU handles so much air and hides so much of its condition, it rewards regular, planned attention. Guidance typically calls for filters to be checked and changed on a routine cycle, coils and drain pans cleaned, fans and dampers inspected, and a periodic hygiene inspection of the unit as a whole, often a couple of times a year depending on use. Filter condition can be monitored objectively by the pressure drop across the filter bank, giving an early signal that a change is due before performance suffers or the filter fails.
