Scrubbing off mould never lasts, because the stain is a symptom. Mould needs moisture, and ventilation controls it. Here is why airing a building, not cleaning it, is the real cure.
Mould in a commercial building is often treated as a cleaning problem: scrub off the black patch, repaint, move on. It comes back, because the visible growth is a symptom, not the cause. Mould needs one thing above all to grow, and that thing is moisture. Control the moisture, usually through ventilation, and you remove the conditions mould depends on. Fail to, and no amount of scrubbing will keep it away.
Mould spores are present in the air almost everywhere; what turns dormant spores into active, spreading growth is dampness. Wherever building surfaces stay wet enough for long enough, fungi such as Penicillium, Aspergillus and their relatives take hold, feeding on the moisture and on organic material in dust, plaster, timber and furnishings. In a commercial building the dampness usually comes from condensation, warm, humid indoor air meeting a cold surface, or from inadequate removal of the moisture people and processes generate. This is why authorities from the WHO to the CDC are consistent on the point: finding and correcting the source of dampness is far more effective than treating the mould itself.
Why it takes hold
Fungal growth is governed by moisture and temperature at the surface, not by the room average. When relative humidity at a cool surface climbs high, into the eighties and above in percentage terms, and stays there, the water available at that surface becomes enough to support colonisation. Cold spots behind furniture, around thermal bridges, at window reveals and near poorly insulated corners are the classic sites, because that is where warm indoor air dumps its moisture as condensation. Add the moisture load of occupants breathing, kettles, washrooms and cleaning, and a sealed, under-ventilated building becomes a greenhouse for mould. The building does not need a leak; everyday humidity with nowhere to go is enough.
The stakes are more than cosmetic. Damp, mouldy buildings are associated with respiratory symptoms, aggravated asthma and allergic reactions among occupants, and moisture-damaged materials can themselves release volatile organic compounds and irritants into the air. Persistent dampness also degrades the building fabric, warping and rotting materials over time. For an employer, a recurring mould problem is therefore both a health-and-safety matter and a maintenance liability, and one that tends to worsen quietly until it is addressed at its root rather than its surface.
This is exactly why ventilation is described as the cure rather than merely a help. Ventilation removes moisture-laden air before it can condense, dilutes indoor humidity with drier outside air, and keeps surfaces above the dew point where mould cannot get established. Where a building relies on mechanical systems, that means the heating, ventilation and air-conditioning must actually be dehumidifying and moving air as intended, with condensate draining properly and no damp reservoirs of their own. Ventilation attacks the cause; cleaning only ever addresses the effect.
Fixing it for good
Resolving mould durably means shifting the moisture balance: extract humid air at source in kitchens, washrooms and wet areas; ensure fresh-air supply and dehumidification are working; warm cold surfaces where practical; and remove any already-damaged material as part of remediation. Much of this is ordinary system performance, and it overlaps with keeping a building genuinely aired, the same discipline behind being able to tell whether a building is properly ventilated in the first place. Treat the moisture and the air, and the mould loses the conditions it needs; treat only the stain, and it returns with the next damp spell.
When the system feeds the problem
A ventilation system meant to be the cure can, if neglected, become part of the problem. Cooling coils, condensate trays and damp filters inside air handling equipment are prime sites for microbial and mould growth, and contaminated ductwork can then distribute spores around the building rather than clearing them.
