How to Spec a Ventilation Survey for an Older Building

Older buildings hide their ventilation. Ductwork installed decades ago, altered by successive tenants, buried behind later walls and ceilings and rarely drawn on any surviving plan, is exactly the kind of system that most needs surveying and is hardest to survey well. Specifying that survey properly, saying clearly what you need looked at and what you need back, is what turns a vague walk-round into a document you can actually act on.

Why old buildings are harder

A ventilation survey establishes the condition, layout and cleanliness of a system before any cleaning or remedial work is scoped. In a new building with as-built drawings and generous access, that is relatively straightforward. In an older building it is not: the ductwork may be undocumented, its route unknown until it is traced, and much of it concealed behind structure added long after it was installed. On top of that, older buildings carry hazards a modern one does not, and a survey that does not go looking for those hazards can leave a facilities manager acting on a dangerously incomplete picture. Access is the recurring theme, so the survey should assess it directly: are there access panels, are there enough of them, are they in the right places, and are they of adequate quality? And legacy or undocumented ductwork, abandoned runs, informal alterations, sections serving spaces that have changed use, needs tracing and recording so the true extent of the system is known. A survey brief for an older building should name these risks explicitly rather than assume they will be caught.
