Cleaning removes what you can see, disinfecting kills what you cannot, and sanitising tries to do both - here is how the three differ in a commercial kitchen and why the order and timing decide whether a surface is truly safe.

Cleaning, sanitising and disinfecting sound interchangeable, but in a commercial kitchen they are three distinct jobs - and getting them in the wrong order is one of the most common reasons a surface looks spotless yet still fails a swab test.
The words get used loosely on labels and in day-to-day chatter, so it is worth pinning down what each one actually does. Cleaning removes what you can see. Disinfecting kills what you cannot. Sanitising, in UK usage, usually means a single product that promises to do both. Understanding the difference is the quickest way to raise your standards without buying anything new.
Each process has a job to do, a tool that suits it, and a way it goes wrong. Here is how they separate out in a working kitchen.
The single most useful thing to understand is that disinfectant only works on a clean surface. The FSA is explicit that effective cleaning happens in two stages, and that a disinfectant will only do its job once visible dirt and grease have already gone. Skip the first stage and you are disinfecting the grime, not the steel underneath it. This is why a bench can look and smell clean while still carrying a bacterial load that a single spray-and-wipe never touched.
The second half of the problem is time. Standards like BS EN 1276 - the suspension test widely quoted on food-safe products - require a disinfectant to achieve a 5-log reduction, meaning it kills 99.999% of the test bacteria, within a set contact period of up to five minutes. BS EN 13697 tests the same killing power on a hard surface rather than in suspension, which is closer to real kitchen conditions, and BS EN 14476 covers virucidal activity where that matters. A product can hold all three certificates and still fail in practice if the person using it does not leave it wet for the contact time printed on the label. Many food-safe sanitisers state a workable dwell of around 30 seconds to a couple of minutes, but that figure is a minimum, not a suggestion. Wipe too soon and you have cleaned, not disinfected.
There is a final step that gets overlooked on food contact surfaces. Any area that touches food should be rinsed down with potable water after disinfection, or an appropriate no-rinse food-safe product used, so that chemical residue does not transfer onto ingredients. Getting all of this right is less about buying stronger chemicals and more about method - correct dilution, the right sequence, and the discipline to wait for the timer.
It helps to know the traps before they catch you out. The classic mistakes are the same in almost every kitchen: treating a combined product as if one pass does everything; topping up a spray bottle by eye instead of measuring the dilution; reusing a cloth that has already spread soil from one surface to the next; and calling it done the instant the surface looks dry. None of these are about effort - a hard-working team can still fall into all four - which is why method beats muscle every time.
This is also where extraction and deep cleaning overlap with everyday surface hygiene. The grease that defeats a bench disinfectant is the same grease that accumulates in canopies, filters and ductwork, and a kitchen that struggles to keep its surfaces genuinely clean often has a wider soil problem feeding it. Poor hygiene practice tends to travel together, which is why the same shortcomings that undermine your cleaning routine can also surface in a pest inspection or a food hygiene rating. A practical way to embed the difference is to build it into your cleaning schedule. Name the stages separately - clean, then disinfect - rather than lumping them into a single line that reads “wipe down”. Specify the product, the dilution and the contact time against each task, and make sure whoever is on the rota knows the timer matters as much as the scrubbing. Colour-coded cloths, correctly diluted solutions and a clear two-stage routine turn an abstract distinction into something the whole team does the same way, every shift, without having to think about it.
Where it becomes specialist is the equipment you cannot easily reach or take apart - extraction canopies, grease filters, ductwork and the heavy cooking line. These need degreasing and deep cleaning to a standard that everyday sanitising was never designed to deliver, and that work underpins everything your kitchen team does on the surfaces around it. A clean extraction system removes the grease reservoir that would otherwise re-contaminate benches and floors, so the two jobs support each other rather than competing for the same shift.

In UK kitchens a sanitiser is usually a dual product that both cleans and disinfects, so sanitising the right way actually means doing two jobs - clean off the soil first, then re-apply and leave the product for its contact time to disinfect.
BS EN 1276 is the European suspension test for bactericidal activity used across food and hospitality settings. To pass, a disinfectant must kill 99.999% of the test bacteria - a 5-log reduction - within a set contact time of up to five minutes. The Food Standards Agency advises choosing disinfectants that meet BS EN 1276 or the hard-surface test BS EN 13697, so it is worth checking for one of those codes.
Because disinfectant only works on a visibly clean surface.
